WA population growth has crashed.; Slowest in 8 years and forecast to fall.

All indicators for Perth have gone from very postive to very negative over a short period of time.

There little run in the sun is over. Been and gone. The results show 5.1% rise in house prices since 2010 and falling rents.

Its only a matter of time before investors start piling out. Looking at the property on market numbers, it looks like its already begun, increasing by around 40% from the same time last year. Might be another 40% in twelve months time.

I expect interest rates will be 2% or less by early september 2015. I expect a possible rise in gst to by 1st july. It all depends on how fast the economy declines. Not a matter of if anymore, we are surely past that stage, just as matter of how far and how long. They are the only two questions we dont know the answer to now.

Love the way the Perth spruikers piss off and hide when their failed arguments are exposed for what they are.

Skamy is AWOL now that her 70,000 a year population growth rate has been blown to bits. Perhaps she is busy de-cluttering her lounge room ready for a home open?

Mikes latest imaginary development seems destined to fail as well. He is paying over the odds for trades during this unprecedented building boom and there will be nobody to sell to.

Meanwhile, my lease is up in January and I will be negotiating a $100 a week reduction. Easy peasey after my landlord told me last week that he has two out of four of his properties "available for rent".

I don't welcome disaster. I love it when everything is going great guns. But every now and again, disaster strikes and it helps if you can see it coming.

Government can fix it with just more immigration and we know they are quite capable of ramping it up when they feel they need to like in 2008. Abbott has increased refugee intake to 30k (I believe) who will need to be housed at tax payers expense. I live next to a welfare family, government is paying $800 a week for their rent at market prices.

So you say, but so far all you have done is make retrospective trading and selling claims.

He has always told lies, caught him out many times.

I like how he always changes topics when presented with hard facts.

Notice he did not discuss how he could have made all of his investments up to 80% of the equity in his property or even 95% with LMI. He would not have to sell his property, the interest on the investments is tax deductible. He would not have to pay selling costs, agents fees, had to have moved house, have to pay rent for at least the last 6 months. He could have made the same amount of money from his (whiz bang investments) kept his house and enjoyed a further 4%+ capital growth in the last 6 months, which is over $16,000 at the median price for the area he lives in or likes.

This guy is a novice, rookie who has made rookie mistakes with how to invest with the maximum results vs the least expenditure and cost to himself.

Que more talk of sock puppets as he cant refute this.

Do 100,000 new residents require the same amount of housing as 45,000?
The 100,000 is what has caused the need for more building, they are still playing catch up. Your mistake is thinking all of those 100,000 are already finished building/buying.
