Perth is falling into the abyss very quickly and there's nothing to catch it. 6 more months and nobody would want to know about Perth or have any association with the place. It will retain its former identity as the "Big country town" and most probably reclaim its title of "Dullsville" when whatever entertainment that was built during the boom years shut down due to lack of clientele. Sad!

You're confused about population growth RATE vs population again, and jizzing in your pants prematurely.
I think there is a redundancy there.
Whenever you have an argument with someone, there comes a moment where you must ask yourself, whatever your political persuasion, 'am I the Nazi?'

You should write a blockbuster, and get those violins out...
Newjerk? can you try harder than dig up another person's blog. My first promo was with Billabong and my name in English is modified with a T, am Perth born but also lived in Sydney to make my $$
It's Absolutely Fabulous if it includes brilliant locations, & high calibre tenants..what more does one want? Understand the power of the two "P"" or be financially challenged
Even better when there is family who are property mad and one is born in some entitlements.....Understand that beautiful women are the exhibitionists we crave attention, whilst hot blooded men are the voyeurs ... A stunning woman can command and takes pleasure in being noticed. Seems not too many understand what it means to hold and own props and get threatened by those who do.
Banks are considered to be law abiding and & rather boring places yeah not true . A bank balance sheet will show capital is dwarfed by their liabilities this means when a portions of loans is falling its problems for the bank.

Crash

Property acquisition as a topic was almost a national obsession. You couldn't even call it speculation as the buyers all presumed the price of property could only go up. That’s why we use the word obsession. Ordinary people were buying properties for their young children who had not even left school assuming they would not be able to afford property of their own when they left college- Klaus Regling on Ireland. Sound familiar?

The evidence of nearly 40 cycles in house prices for 17 OECD economies since 1970 shows that real house prices typically give up about 70 per cent of their rise in the subsequent fall, and that these falls occur slowly.

WA has the second highest growth in the country and at 1.6% is well above the national yearly growth of 1.4%. Poor old Veritas you are really clutching at straws now if you think these great growth figures will cause a crash.

All those new people who came for the boom look like they are staying hey?

Even natural population growth is strong in WA.

Come on Veritas give it up there is not going to be a crash in this wealthy State.
Definition of a doom and gloomer from 1993
The last camp is made up of the doom-and-gloomers. Their slogan is "it's the end of the world as we know it". Right now they are convinced that debt is the evil responsible for all our economic woes and must be eliminated at all cost. Many doom-and-gloomers believe that unprecedented debt levels mean that we are on the precipice of a worse crisis than the Great Depression. The doom-and-gloomers hang on the latest series of negative economic data.

The WA treasury figures are so low that its basically counting babies being born.

Do you know any babies that buy houses?

BTW, the ABS pop projections is now hilariously inaccurate.

Wow... thanks.

Interesting that NT is in full on reverse.

It does not help that building construciton is continuing, albiet at a slower pace... supply is still flooding onto the market.

40,117 people for the full year of 2014 net rise,
32,000 new dwelling starts for 2014.

Hmmm... WA property in general might boom again, but it has to finish it's painful part of the cycle first.

It's hard to see Perth not getting impacted by the fallout of this also...

Stories like this do not help the employment future which can feed into the loop of driving people away from WA as they look for work.

Shadow - Defrauded his Bank ? 2015 I have 9 different loans and my bank had no idea which ones were personal and which were investment. They had half of them classed incorrectly. When this change came in they asked me to tell them if any personal loans were incorrectly classed as investment, which I did, and they switched them to personal for the lower rate. They also had a couple of investment loans incorrectly classed as personal. They didn't ask me about those. So they stay on the lower rate too. Worked out pretty well. :)
Shadow - 2008 Sydney Median House Price 1.25M by 2014-2015

Shadow : I think this boom has already begun in several cities. My prediction :
Peak of boom: 2014-2015. Sydney Median Price: $1,250,000 Bottom of bust: 2017-2018. Sydney Median Price: $1,100,000

Zero is coming...

The upside of all of this is people have more choice, more houses to rent, more houses to buy.

And for a while prices of rent and purchase should reflect to increase in supply.

So lower interest rates creates more supply and that allows the prices to adjust to the downside.

All good from where i am sitting.

Peter

I never want to profit from my fellow Australian not being able to afford a house for him and his family.
