I have been telling you for some time now rents have been falling but it is limited to in a majority of cases higher end inner suburb locations close to the CBD. These area experience spectacular rises due to the high demand from the Mining sector to house its workers close to the CBD.
So you know 100%, I agree some rents are falling. I have no doubt in the future data will show some falls in rent. It is to be expected after a massive sustained run up in rent prices which forced more renters to buy as it was cheaper to buy then rent with our low interest rates. I have been trying to drum this into you for along time. It was not that long ago you tried to tell me that renters would not buy or build more houses as it was cheaper to rent, what an epic fail that was. Don't worry Veritas tried the same thing, time and again.
So when an investor (me) tells you I have had no rental decreases, like your friend I am telling you first hand experience of the current market, which gives tenants plenty of options. The difference is probably due to the fact I did not hike rents by much during the boom in rents, I kept my tenants to reasonable increases, as I much prefer to have good tenants for a long time then high paying tenants for a short time. I have redone a number of leases this year, with no issue. So everyone's experience is different.
Wow Don't think rentings a great option when there's been historical home loan rates that's enabled some smarties to tke advantage & buy their first homes .
The fact is the Perth rental vacancy went higher due to the fact that more people are buying instead of renting, it's no brainer that.
It really depends on situations as to how investors have been affected by rental rates drops..so it's actually Bulshite to say that Perth rents are tanking when not all investors have been adversely affected ..some have yes but not all.
There's obvious expectations by the morons that the mining negatives will adversely affect house prices.. I do believe some actually have their hopes up on that that one.
just keep renting coz that's all you can do.
Another thing.. Smart landlords will never be desperate for tenants no matter what the market, if they've got plan b sorted, they should b comfortable in screening the best tenant they can get & still be fussy & not panic or rush it.
