Anywhere you can build a large amount of apartments on a smaller block awlays has the greater risk of a lot of stock being built. This is relevant for any major city...
You are going to get growth usually from the smaller complexes rather than those larger complexes, also notice if it's in one-off or unique locations.
Yes, as time goes, more apartments will no longer be restricted to the CBD.

Very true Some areas of Sydney have a massive over supply of rental units such as Alexandria/zetland. I have noticed rents dropping in those areas the past year. I still do not understand why anyone would buy there - thousands and thousands of crappy yet brand new apartments that all look exactly the same.
But even the eastern suburbs like Bellevue Hill and Bondi etc seem to have dropped a little since last year.
Your $500k house went up by 10% percent and my 5x$100k houses went up by 20%. Who made more money?

its based on an outdated idea from the industrial revolution when cities were monocentric, we now have cities with various centres throughout.
when one owns property close to CBD or its close suburbs, there's is greater opportunity for land that the Ips on have been given the green light for more housing to be developed.
What the individual needs to consider whether they have the funds the develop to make more properties thus get more rents in it or chop up the land & sell with or without the house..whatever's worth their while.
But one can invest in the same suburb but depending on the street location ..the council can deem 1p location as ok to be developed to increased housing. But a few streets away another IP has to be single residential.
So, not all suburbs can have the same zoning rules.
