Do you understand there's some people out there who have done very well in property for many many yrs?

Yes, the yrs post 1999 timing magnified tremendous booming in house prices, it was amazing how much CG occurred & I'm honestly very glad to have participated in buying properties . That's something that won't happen as easily again.
Do you honestly think that those who took advantage of the timing in those yrs with the property prices appreviations would be regretting it... Um nooo :lol

House prices always to the moon? .... Honestly who's says that? There's market fluctuations always happenning nothing is ever in a state of equilibrium...& no one can control the market. Yet you can try to uderstand it's fundamentals .

What I do believe that has been a negative is as those yrs go by, is that job security seems to not get easier for some people& yes it's a concerning issue out there in big wide world...I'm not just stating the mining stuff.

The bears do exaggerate that Perth rents is in the poo.

There's good & bad really

Not every Perth rental has had its rental rates reduced...
Only some.
The worst I've heard is a $100 drop in rental rate in a northern coastal suburb rental...it wasn't in the inner city...


Now I will give an eg with 1 IP from 2010 about rental rates...

A 3x1 in West Perth..

In 2010, leased at $375 pw for 1 yr.
In 2011 leased at $385
In 2012 ..now that was a very nice yr for Perth Landlords ..tenants vacated & the property was leased at $430.00 very very quickly.
In 2013 the lease was renewed & the rental rte increased to $450 pw.

Since then the rental rate has not increased but it didn't drop...same tenants.


Understànd that if the rental rates not realistic.. It won't get rented out easily.

If a property for sales is unreally overpriced it sits & sits..

But when I see property that says "second chance" that seems something I'll go for ... Coz I know some idiot has not organized their financial planning well.

Well I go for the price thats worth my while. ;)

If one has bought & they've got regrets , well they've only got themselves to blame really.

It's Absolutely Fabulous if it includes brilliant locations, & high calibre tenants..what more does one want? Understand the power of the two "P"" or be financially challenged
Even better when there is family who are property mad and one is born in some entitlements.....Understand that beautiful women are the exhibitionists we crave attention, whilst hot blooded men are the voyeurs ... A stunning woman can command and takes pleasure in being noticed. Seems not too many understand what it means to hold and own props and get threatened by those who do.
Banks are considered to be law abiding and & rather boring places yeah not true . A bank balance sheet will show capital is dwarfed by their liabilities this means when a portions of loans is falling its problems for the bank.

Wouldn't failure to buy at the low point in 2012 constitute a daily fuck-up for everyday the price rises past that low point?
