I have to say that musta morphis brave new world fanatic does crack me up for a good laugh.
Musta doofus .. A few months ago in my man's rental which he has one third share took 2 weeks to rent out only 1 couple were snagging it..now their mutt has dug craters in the backyard & they have been hindering maintenance & repairs organized by the man . So when its due for renewal the lease is NOT being renewed. Oh in other words they will be kicked out.
Another lot of tenants will be flying back to NZ in Nov, so I shall see what nibbles I get. I'm very fussy despite market conditions .
Is it the end? No dummy it's not some people do know how to ride the good &bad to adjust accordingly to market conditions.
Understand that the tenant does not win its the owner who has the upper hand, be difficult you will be tolerated & given a chance, be continuously problematic you will be out..there will be others to move in . Do the right thing & it's going to be a great bizness relationship where both owner & tenant are happy.

Meanwhile in my world, old houses in favorable zoning allowances, promote the demolition of single existing house to eventually propose & plan multiple dwelling comprising eg... 6x2brm & 4x1brm multiple dwellings. I am thinking four or five storey levels .

While new supply of homes can be created at a lower price than established homes and the government supports this through FHB assistance we will see an increase in supply of new homes to the market.
People will be able to enter the market at or bellow the cost of renting.
Communities will need to be established outside the main population areas.
The enabling technology for this fundamental shift is the internet.
I would argue that anyone paying more than the cost of building a new accommodation unit is paying for eye wash.
The last 3 houses i have obtained i have not paid even $0.01 for.
They where part of a property and not valued in the deal, (distressed sale).
So for me even paying $1 for a house is out of the question.
