457 applications are down 43% and they are the largest migration group.
Matthew, 30 Jan 2016, 09:21 AM Your simplistic view is so flawed it is not worth debating. The current oversupply will be swallowed in 12 months. By the time dumb shits like you realise this prices will already be rising.

What happened to prices falling, only a few weeks ago you could not mention RP data enough. Not showing what you wanted to see is it. Prices rebounded in the last few weeks which were down over 1.5% to now be positive once again. http://www.rpdata.com/research/daily-indices.html
How did you get that call so wrong, when all your friends tell you the sky is falling in Waikiki, yet in reality I told you what would happen and it is happening.
Land prices have increased some $40,000 in the last few months and now property prices are responding. All while yourself and Perthite crow about Iron Ore prices and the mining slow down. You simply do not get it and never will.
Yet population growth is at 2.5% which is very rapid still. Highest in the nation.
Nobody said population was falling? The rate of growth is declining. WA's share of net overseas migration fell to 13.38% from a the near 25% share that it enjoyed in the previous two years. The March quarter was the lowest growth number since 2007.

I mentioned RP Data showing negative in response to your claims that prices were rising. OK it has now gone positive to show growth of 0.04% over the quarter. Woopy frigging do.

The median land price has gone up by 40k over the year but that is the median Mike. Medians are based on sold prices. What about all the land that hasn't sold?
Meanwhile, check out this rising price. I can find you many many more. This one is still listed. Brilliant place and I am very tempted.
Oh, if you would like something closer to home, check this one out. It has been on for a year and is still asking the same price (no increase there). I thought you said upgraders were starved of land in decent locations? Note, numbers 1 & 3 were advertised at 1.8 million a year ago. Same sized blocks, identical in every way.

Why are you obsessed with the far southern areas. Wannunup is 10km further south then Mandurah, My parents Used to live there.
This is not Perth it is like comparing Geelong to Melbourne, no comparison.
$1.2 million for land is not up graders, that is the prestige end of the market. Do we really need to teach you real estate 101 all the time.
http://www.rpdata.com/research/daily-indices.html another good result for Perth now up over 2% since your famous call on the market! well done. Shows how little you understand the market, as I said prior you are to focused on the South which has little to no influence on Perth prices. You might find bargains down there but there have been bargains in the south for 6 years, nothing new there.
Other indices also showing Perth up almost 2% in the past month as well not just RP data. Care to explain why this happening when Iron Ore prices are at the lowest in 5 years? Do you really understand what is happening, I don't think you do.

Not at all Mike/BP. That is why I also posted an example for your new suburb.

Are you telling me that shitty old Waikiki is a prestige area with its plethora of 1.2 million properties in the dunes? One minute you and Blondie are telling me I live in Boganville and now I live in a prestige area. Make your fvcking mind up.
Meanwhile, back in your pet suburb...
Fact is Mike that the exact same sized plots in the same row in Port Coogee were up for 1.8 million last year. Why is this one still languishing at 1.2 million if prices are going up? Are you shitting your pants having overpaid for a block a few years back?
Well done for remembering to change from BP to Mike before replying to this.

Pretty plain to see what your game is.
Jimbo I think you need to go and look at the blocks you are talking about, they are not all the same at all. Some big differences which you can't see from the internet. Go for a drive and tell me what the differences are since you claim to know so much.
Once again $1.2 to $1.8 million is not the upgrades market.
You are sounding very desperate here Jimbo. Why are you so desperate to try and talk everything down when no data supports your claims. It must burn you that I told you prices would rise, you said they would fall. You were wrong.....AGAIN.

BP, I was down there on Sunday. I know the area very very very well.
I was invited to the exclusive opening event at the Dome. I know people. Were you there? I don't think so.
I went to look at a block that would have cost me around 2 mill two years ago and is now on for 1.2 mill.
You are an idiot who was sucked into buying a block in a hyped up marina complex and you have spent the last couple of years on here trying to spruik the market to try and cover your losses.
You have been well and truly outed. You are BP. You probably have a few other handles as a well.

I hope Mike isn't bp. Bp is pretty fucked up. Apparently Mike is a cop, which means he has access to a gun. I think the people of north coogee should we warned.
Whenever you have an argument with someone, there comes a moment where you must ask yourself, whatever your political persuasion, 'am I the Nazi?'

Mike is BP.
BP responded to a point you made to Mike earlier and he did it in the first person.
BP is pretty fucked up but that further reinforces the fact that Mike is BP.
If BP Mike is a cop that would explain why he is such a dumb cvnt.
