And this is indicative of the people being lent 100's of thousands of dollars to be 'developers'?!

On a random property forum asking for 'advices' on developing hahaha, gold, just pure gold!!!!
You are such a snob sometimes, so you think only rich educated good spellers should invest in property. How about dyslexic people are you prejudiced against them too.

You have plumbing background I see, well I had the privilege to see a stuff up by a plumber with the piping for the ensuite Water supply, the first house I built, I lived in it 1 morning I'm hearing this awful noise from the pipes..turns out the paving had to be dug up & there was a leak going on ... Shouldn't of happened in a brand new home.

Plumbing standards in Australia are terrible. My last house had a hot water leak under the concrete rear verandah. The copper feeds into the bathroom were encased in concrete and not within a conduit of any sort.

The main thing when buying a house with DIY work, is to use what you see on the surface as a clue to what lies beneath. If you see minor faults on the surface then you can almost guarantee that underneath is a proper mess.

Blondie, moron, that's a bit harsh !!

It's true I'm certainly not the sharpest tool in the shed but I think the level of response to the OP seems to justify what I wrote.

It appears as though I'm being a dick but if you truly consider the serious nature of the topic the original OP raised, and the manner which it was raised, you also should be shaking your head in disbelief that these ppl are out there.

I know I'm guilty of being temperamental however so there's people who do need to ask qns to understand.

Yes there's naive people out there, & you can't trust the Internet totally.

The property/building industry is dominated by males mostly & I started out once, but I had distinct advantages by having family members already involved in the industry.

But it didn't give me total immunity in meeting some idiots who assumed all I was good for was looking pretty. When you were working 2 jobs & 1requires one to look flawless as possible I still received blunt feed back in where my looks were not suitable in some fashion contracts. So, as an ex model I was required to be involved in grooming/ deportment, diet, & fitness to keep my body & appearance in its prime continuously. When you don't hit the big time you generally last a few yrs, so I made the most of it & studied something that had more job security.

The first time I built I was feeling sick to my stomach, the first time I had 2 mortgages simultaneously I felt sick, the first time I signed the offer/acceptance contract a I felt sick despite other family members who had been there & done it. When the IR went up I felt sick.

So, don't put yourself down, I don't wish to do that.

The op may be posting a simplistic query but everyone starts out somewhere & tries to learn.

It's Absolutely Fabulous if it includes brilliant locations, & high calibre tenants..what more does one want? Understand the power of the two "P"" or be financially challenged
Even better when there is family who are property mad and one is born in some entitlements.....Understand that beautiful women are the exhibitionists we crave attention, whilst hot blooded men are the voyeurs ... A stunning woman can command and takes pleasure in being noticed. Seems not too many understand what it means to hold and own props and get threatened by those who do.
Banks are considered to be law abiding and & rather boring places yeah not true . A bank balance sheet will show capital is dwarfed by their liabilities this means when a portions of loans is falling its problems for the bank.
