I have never had an agent chase me for an offer before. I would guess that is because even if I love a place I have a very good poker face and I try to leave the impression that I would rather live in a tent than the shitehole they are selling.

Maybe I am losing my touch?



I looked at one place yesterday. I asked the RE how long it had been on the market and he told me a week (lie, on for six months with two reductions).

I asked about the block size and zoning and was told it was 1000m2 and duplex (lie, 716m2, R20).

I asked about the year of construction as some of the exterior facings are HardyPlank weatherboard (asbestos pre 1985). Lie, I was told it was built in 1989 when it was actually constructed in 1982.

I was told "get your offer in quick because two couples are coming back this arvo for a second look and they will be making offers". Lie, I parked down the road for an hour and nobody else looked at the property.

The basic rule of thumb when buying property is that RE agents are lying, stealing, cheating cvnts.

Some people don't get it, but that's ok - we only have to land one to make it worth doing :)

Yes I understand what you mean by that.

So I've made the decision to put Newjerk & a couple of others on ignore, so I don't have to torture myself in reading their crap.

Oh & its look like I have to add another one for being jealous & wants to crucify me that I've had loving supportive parents that have done the right thing for their kids, but also encouraged & network together to make the $$ independently too.
Newjerk? can you try harder than dig up another person's blog. My first promo was with Billabong and my name in English is modified with a T, am Perth born but also lived in Sydney to make my $$
It's Absolutely Fabulous if it includes brilliant locations, & high calibre tenants..what more does one want? Understand the power of the two "P"" or be financially challenged
Even better when there is family who are property mad and one is born in some entitlements.....Understand that beautiful women are the exhibitionists we crave attention, whilst hot blooded men are the voyeurs ... A stunning woman can command and takes pleasure in being noticed. Seems not too many understand what it means to hold and own props and get threatened by those who do.
Banks are considered to be law abiding and & rather boring places yeah not true . A bank balance sheet will show capital is dwarfed by their liabilities this means when a portions of loans is falling its problems for the bank.

That's because the type of property we usually look for require a 'hard sell' miw :)
Well, it might be a little bit like that. I typically look for things that the agent might be finding hard to sell, at least.

I don't do open houses, for example. Why should I, the customer, be at the beck and call of agents? I ask the agent to put together 4-6 places that match my criteria and organise to see them all over a couple of hours. Then I might ask them to strike a couple off the list unseen. Stuff that goes at the first or second open house is rarely worth the money they go at to me anyhow. I might miss a few opportunities caused by bad listing mistakes, but then again I waste a lot less time looking at things that will never be opportunities.

But the downside is that they will know who you are and what your phone number is. And if they are any good at all they will follow up.

The agents I deal with don't lie. They occasionally get things wrong but they don't lie. Why the hell would they lie? Everything they say will be checked before a sale can happen anyhow, and material mistakes in disclosure are just opportunities for me to negotiate the price down after contract so they usually cost money as well.

Skamy has taken the time to start this lovely thread's for us to share.

Its a shame we have to put up with some of the shit we do on this forum.

But I am seeing a new level of lowdom here today.

Where blondie and newy want to go at each other with talk of cancerous dead baies and shit.

I have not been effected personally, but have seen others effected, like maybe some on this forum.

I would suggest you either apologise to one another, cut the bullshit and move on.

Or I suggest its best for both of you to go away.

And a bit dissapointing veratis, I won'task your age.
