Today's melbourne is a funny one, and I reckon you might be right with it topping out overall. For some reason the ripple/wave effect has taken a while this time round. Many parts of the middle ring appear to be doing extremely well vs 12 months ago.
The planners have released a shit ton of land in certain areas which could make things interesting though IMO.
Personally, I wish I bought property in 1998 instead of a bunch of cars - which did nothing but get me laid and use far too much petrol

My first promo was with Billabong and my name in English is modified with a T, am Perth born but also lived in Sydney to make my $$ It's Absolutely Fabulous if it includes brilliant locations, & high calibre tenants..what more does one want? Understand the power of the two "P"" or be financially challenged Even better when there is family who are property mad and one is born in some entitlements.....Understand that beautiful women are the exhibitionists we crave attention, whilst hot blooded men are the voyeurs ... A stunning woman can command and takes pleasure in being noticed. Seems not too many understand what it means to hold and own props and get threatened by those who do. Banks are considered to be law abiding and & rather boring places yeah not true . A bank balance sheet will show capital is dwarfed by their liabilities this means when a portions of loans is falling its problems for the bank.

There's a valid reason why I'm horrid to that Newjerk... Once he decided to ridicule & disrespect some of my negative life events that was judged they had no place in the forum.
You see, it did wreak havoc in my ability to assist my hubs in financing our PI portfolio...
One thing that was easily ignored & not thought of ...
It's not just the emotional well being that gets impacted .
But I got through it...

Plus, I just had an agent phone me to ask if I was interested in placing an offer on a property I looked at on Tuesday. Never had that before in my life. That is weird.

I have never had an agent chase me for an offer before. I would guess that is because even if I love a place I have a very good poker face and I try to leave the impression that I would rather live in a tent than the shitehole they are selling.
Maybe I am losing my touch?

I asked about the block size and zoning and was told it was 1000m2 and duplex (lie, 716m2, R20).
I asked about the year of construction as some of the exterior facings are HardyPlank weatherboard (asbestos pre 1985). Lie, I was told it was built in 1989 when it was actually constructed in 1982.
I was told "get your offer in quick because two couples are coming back this arvo for a second look and they will be making offers". Lie, I parked down the road for an hour and nobody else looked at the property.
The basic rule of thumb when buying property is that RE agents are lying, stealing, cheating cvnts.

Yes same with me. Any agent doing the job right will follow up on all leads no matter how remote. I cannot recall the last time I went to home a open and an agent did not call me the following the week and I go to alot of home opens.
I even have agents ringing me asking me if I would sell some properties at times, ones I have done some business with prior.
