For the troll that most likely doesn't reside in Perth....


Did you know that distressed/ urgent sales happen all th time at any given market.. What's painful for some is a bonus to another...but of course you don't realize that.

Eg.
Job loss
Death
Divorce
Illness etc?.. I've witnessed some agents having no problem in describing why its a fire sale.
Oh
And that high density proposal I'm talking about?

I've got until the 8th of October to comment whether I object to that community consult submission.

It's just my reality & the way it is when one owns property & posting bout her experience in property & her life.

Banks are considered to be law abiding and & rather boring places yeah not true . A bank balance sheet will show capital is dwarfed by their liabilities this means when a portions of loans is falling its problems for the bank.

This is such a news.com spin,both those areas actually grew overall last year. They are just coming off badly deflated prices from the downturn.



I have been saying that there are still good deals with many homes still selling below values of 2007. I find it really difficult to understand why the bears think it will go backwards from here. There are less loss makers this year than last.

What those figures are showing is, I believe, the movement of properties that were previously stuck in the downturn eg further out like Mandurah and the more expensive markets like Subiaco which are still priced well below 2007 levels.
In Mandurah the number of sales has increased by almost a third from about 150 to about 200, and prices are up by 8.3% (HERE )

In Subiaco sales volume is flat but prices rose 5.8% (HERE ) Looks like the $1m plus market is still doddering so Massive and Jimbo can relax.

I would say yes as no-one wants to sell a home for less than they paid for it.

The good news is that this is down from last year and 95% of sales were celebration sales with an average gross gain of $242,754----- and 40% of sales doubled in value. Some market segments are just a bit behind others.
