But surely high rises have an expected lifetime whether it be a couple of hundred years or longer. Or are they expected to stand forever? I would have thought that general deterioration with things like wiring, plumbing, lifts etc would eventually make them unviable to keep fixing.
The designed/engineered lifespan of a tower is usually around 100 years...
But theres no reason many wont stand for hundreds of years more with good maintenance and they dont succumb to concrete cancer or major structural failure in that time.
Facades usually need a replacement every 30-50 years or so due to wear and tear... likewise with the interiors.
Stuff the bricks.. They can be tuck pointed rendered etc

I personally prefer jarrah trees standing in the bush as opposed to being part of my treated timber floors..
they just take to long too grow, and too critical to australia bushland to warrant using them for finishes in your house.
Well, it is quite possible to sustainably harvest most of the hardwoods because the forests they live in can use selective felling. The place I grew up on had been subject to selective felling for 100 years before the Qld government declared it to be "old growth forest" and locked it up. It took a good bushman to be able to tell you which parts had been logged when once the access roads had disappeared after about 2 years. Now the place is of very marginal economic value and no longer has any pest management or fire management and is degrading in environmental value as well.
In selective felling, the loggers came in once every 20 years and took one tree out of a million. The forestry guys were on the ball as well. They knew pretty-much every tree so if you snuck in and took one for a gatepost you would get caught.When an area was to be worked, they would come in and mark just those trees that would be allowed to be felled.
On the other hand I think using hardwood for anything except for finishes is a complete waste. With the latest generation of fastening technologies, pine is just as good if not better as a structural material.

An interesting fact that I came across about the different between hardwoods and softwoods..... Softwoods are conifers and hardwoods are trees with leaves (i.e. not conifers) and the term doesn't necessarily mean wood that is hard/strong vs wood that is soft/weak. But in oz it does seem to be that way anyhow.
