If you listed at 400k, you may be offered 380k and you will bat back and forth in units of 10k or 5k or even 1k to establish an acceptable price for both parties.
But I always do this at the death. Once I am happy with the price, I counter back with a $250 deviation (up or down depending on whether I am buying or selling).
It has never failed. The other party will instantly give you $250 bucks just for saying a few words.
Easy money.

Of course what you are also doing is extending the negotiating process and leaving a window open for your counterparty to get a better offer and reject yours. You may or may not care too much about this.
