Hi Ted. When are you going to re-register so we can continue our delightful banter? :)
Poor ted, what a wanker

For his information I do not live in depot hill and never have
There is a sewerage pipe in Bondi - next beach from Coogee
and if a third level is built (1 large bedroom/retreat) there are water views - this is the view (pic taken standing on the roof)
Posted Image
Turn about 100 degrees in the other direction and there are city views but a tree has to go to get them.

I agree that it's probably fruitless Doc but it's easy for you and I to say that - I'm not sure about you but I bought my house well over a decade ago when prices were reasonable and as a young couple on a very ordinary income, we could still service the loan without trouble.
And you still can today where you live
And you still can in most parts of Australia

The problem lies with those dummies that want to live in Sydney or other capitals, close in or prestige areas, in properties above their status and earning capacity.

If they grew some balls and a brain and moved to almost anywhere else in the country they could afford a place.
Yes, the exploding FHB numbers demonstrate that don't they? Oh wait......

I can afford a house.
I thought you were of the opinion that houses were unaffordable?

1. Epic Fail! Steve Keen's Bad Calls and Predictions.
2. Residential property loans regulated by NCCP Act. Banks can't margin call unless borrower defaults.
3. Housing is second highest taxed sector of Australian Economy. Renters subsidised by highly taxed homeowners.
4. Ongoing improvement in housing affordability. Australian household formation faster than population growth since 1960s.

I found Macfarlaine's series of six Boyer lectures collectively titled "The Search for Stability" in 2006 extremely interesting reading Skamy:

Thank you Herbie I will read it.

Today it is pretty much a walk in the park.

So spare a thought for those less fortunate than ourselves, those who are the victims of simply having been born later and are forced to pay the kinds of prices that would have been unthinkable when we bought (if they can get in at all). They have been robbed of the opportunity that we had.
Leftie I was robbed of the opportunity to buy a house in Centennial park on a single construction workers wages. My uncle got that opportunity in the 60's

Myself, on an academic wage and my husband on an engineers wage were forced out to the decidedly less attractive suburb of Coogee to buy our first home in Australia, in 2001.

Would you not think I was a whiney moaner if I cried into my soup about this?

There is a new generation buying up Blacktown today and they will change this area and profit from it and the next generation will find a few moaners who wonder why they cannot have the blacktown house at 2014 prices. On and On it goes until Sydney stops growing.

IMHO young people can sometimes enjoy a pity party, but it will serve them very poorly. Young people love a happy story of opportunity much more. I bet ya there are heaps of younguns patting themselves on the back for their smart moves in buying property in 2010 with the first home buyer grants boom. These kids have done amazing in Sydney and Melbourne.

Definition of a doom and gloomer from 1993
The last camp is made up of the doom-and-gloomers. Their slogan is "it's the end of the world as we know it". Right now they are convinced that debt is the evil responsible for all our economic woes and must be eliminated at all cost. Many doom-and-gloomers believe that unprecedented debt levels mean that we are on the precipice of a worse crisis than the Great Depression. The doom-and-gloomers hang on the latest series of negative economic data.

You can afford a $50 cup of coffee but would you?
After a bubble has burst, no one denies that it existed. But before it does, the popular refrain is that though bubbles existed elsewhere in the world, “there’s no bubble here”. So housing bubbles are admitted to have existed in Japan, the USA, Spain and Ireland – because they’ve already burst.

If I really wanted it badly enough, to the extent that I was willing to spend time on the internet discussing it, then yes I would pay $50 for that cup of coffee (as long as an equivalent cup wasn't available for a few dollars obviously - no point spending money unnecessarily if there are better value options).

And if I could afford it then I wouldn't claim it was unaffordable.

Can you afford property Timo?

Can I buy it with someone else's money, rent it to another party for more than the cost of owning it, then whe I own it outright collect a growing stream of revenue from it for the rest of my life, then pass it on to those who inherit my estate?

While it's true that those who win never quit, and those who quit never win, those who never win and never quit are idiots.

Well to be fair I could say the same about you - if you're so sure housing is a great bet, why have you spent 10,000 posts arguing with bears that they're deluded. Are you as alturistic as that implies, or are you here because there are seeds of doubt in your head as to how things can continue the way they're going?

Speaking for myself, I'm here because I'm fascinated by the obsession that people in this country have with property, (including my parents) when for me it just represents a utility to be consumed. Sure the renovation and customisation thing is something I'd like to be able to do, but I'd also like a garage full of high performance sports cars and a harem of 18 years old virgins - some things just weren't meant to be, but life goes on and it's still fulfilling.

To be honest I'm also amazed that prices have held up this long and not crashed, and I'm amazed that I get renumerated so well because my job touches on the area of retail financing, when there are people way smarter than me doing much more important things to benefit human kind that get paid considerably less. This sparks and interest in psychology and economics.

I'm fine if, like Frankie, you want to label my refusal to want to buy a shitbox with the large salary i command as a sense of entitlement.

"It were not best that we should all think alike; it is difference of opinion that makes horse races." - Mark Twain on why he avoids discussing house prices over at MacroBusiness.
"Buy land, they're not making any more of it." - Georgist Land Tax proponent Mark Twain laughing in his grave at humourless idiots like skamy that continually use this quip to justify housing bubbles.

get off your arse and build a house for yourself, I agree with one point.
No one should own more than 2 houses.
1 to live in and one for a holiday home.
But the government does not want to house to unwashed masses.
So they weight the system towards investors owning multipul homes and "renting: them to the plebeians.

March and Rally in Melbourne on Sunday August 31 @ 1pm, State Library of Victoria. March to Parliament.

Design and wording for Placards are now completed. Thanks to those people who made wording suggestions. They were very useful.
There are 12 documents available with the Negative Gearing and Housing Affordability theme. These are available to download now in PDF form by clicking on the links below. Documents are A4 size. You can copy them on to a disk or USB stick, take it to Officeworks where they can print them out to any size. I would suggest A2 size. A1 would be even better but the printing on the blow up would be faded a bit, although this could be darkened up with a black marker pen . You can then stick or tape them on to a stiff backing / placard. For anyone who is not able to make their own placard, we can supply them. Just contact us by email below. You could also print up lots of A4 copies and distribute them as flyers.

Click on these links to download Documents.
