Doncaster VIC; Why is it so expensive?

Has anyone any knowledge of this suburb?

I've been through it and there doesn't seem to be much to it. The only notable thing it seems to have is a huge Westfield.

It has no train or tram, just a bus and it's near the Eastern.

There are huge apartment blocks though, the cost of which are astronomical (Shitty studio apartments starting at $350k). The prices are about the same as the likes of Richmond/Hawthorn, but it doesn't seem to have anything, no Unis etc. It's understandable to have studio apartments around uni areas, but there doesn't seem to be anything in Doncaster. The ad for the studio apartment I read says it's currently rented for $1515pcm.

Whats so great about Doncaster?

Check out Lysterfield, median of $800k and it's in the middle of upper bum fuck and nothing to offer, not even a Westfield.

Then look at Berwick or Rowville and your touching the tip of the iceberg. Pricing in Melbourne only goes to reinforce the notion that it is all beyond logic but I will let you do the comparison and make your own judgement $3m to live in Glen Waverley or $1-2m to live in Camberwell, mmmmmmmmm gee, let me think???!!!

When I was in my 20's a mate was renting in Rowville, his house was auctioned by his landlord and went for $330k. About 3 weeks later we watched another auction across the road in another estate go for $590k, same comparable house but made $260k more. When we discussed it with another neighbour we were laughing and he was like 'oh no, that is the (whatever name it was) estate, it's worth a lot more. Still to today it has me fucked, the two homes were separated by a gutter a small two lane riad and another gutter, that's it but everyone was adamant that side of the street was worth so much more?

Makes sense to them, not to me.

Yeah true - looking at Lysterfield it seems overpriced, but at least that's mostly house and land. I know Glen Waverly is supposed to have the best high school in Melbourne (or something) which is why it's so popular.

It was more the 1 bed studio apartments (check them out) - crappy inner city style student apartments for 375k - makes no sense

Doncaster has some good schools and is popular with Asians (mainly Chinese) due to its location & topography which is considered to be the head of the dragon.
