now pays 118% of initial price paid.
just shows how the money devalues.

Even 3 bedroom brick and tile builds of mine less than 5 years old are now paying well.
$150k debt x 4.99% = $7500
$360/week rent x 50 = $18,000
$7500 x 240% = $18,000

Median rent in rocky is $350/week for a 3 bedroom unit. A brand new unit will fetch more than that. I'm a bit embarrassed for you.

Are you building something nice at the moment with this luxury builder ?

I have just finished my little development, it is certainly not the easiest way to make a buck so many stressful moments- I am glad it is all done. It has been a good project but I wont be rushing into another for a while :)
No I'm not currently building ATM.

I built back in 2012-2013 the PPOR, it was good timing because since mid last yr my fathers health has been going down hill, he lost his drivers license due to cardiac issues (he's late eighties), has dementia & mum does not drive. So I am required to assist.. So I'm glad the building stuff is over.

I am only giving back for what my own parents have assisted me financially to get here we are today ... Mum is caring for dad & if the going gets tough we will employ a carer to assist. Both my parents don't want nusrsing homes & my Brothers & I will honour that request.

We have no intentions of moving for a while as the kids go to a reputable school & I also get them involved in various sports.

We will build in the future, it's a question of location as we may go overseas after my kids become independent adults.

Building & renovating can get stressful.. It's usually due to action by others & things not in your control...you have to modify, like or get over it ..

Important to plan to budget.

I pick this particular persons brains because he's a natural at creating something thats beautiful yet practical..he has so much ideas in making the most in utilizing space.

It's Absolutely Fabulous if it includes brilliant locations, & high calibre tenants..what more does one want? Understand the power of the two "P"" or be financially challenged
Even better when there is family who are property mad and one is born in some entitlements.....Understand that beautiful women are the exhibitionists we crave attention, whilst hot blooded men are the voyeurs ... A stunning woman can command and takes pleasure in being noticed. Seems not too many understand what it means to hold and own props and get threatened by those who do.
Banks are considered to be law abiding and & rather boring places yeah not true . A bank balance sheet will show capital is dwarfed by their liabilities this means when a portions of loans is falling its problems for the bank.

My friend was to purchase their but was put off by some of the outgoings.

The property he looked at was in the $150k price bracket you mentioned, but the rent return was only $210.

$210 a week × 50= $10,500
Council rates = $1,600
Water rates = $1200
Insurance= $5,400
Upkeep , maintanance and repair =$ 1,000

The same house that others bought ten years ago where 200k, so they were 33% more ten years ago. So the figures for purchases back then would look more like this.

200k debt × 6-7% back then= $12-$14k
$210 week ×50= $10,500
Council $1,200
Water $1,200
Insurance $1,000
Repair and maintenance=$ 1,000
Capital loss over 10 years= $50,000 = $5,000 pa

You can't build low set brick and tile in Depot Hill so CLEARLY these properties are not in that area.
My $70k to $110k purchases there rent for $300/week AND have large blocks already drawn as doubles.
