The only things that can be verified are the predictions we put in writing, and as far as those go, yours have been a disaster. According to your predictions, Sydney property should have been crashing for the past two years instead of booming, and gold should have been booming instead of crashing. Now, obviously I have no way to verify that you actually did sell your Sydney home in 2012 and pile the proceeds into gold. Maybe it never happened. But that's what you told us you did.

You had no clue of the bigger picture. Seems you are only starting to wake up now, not that you really had a choice.
As for you selling out before the herd, that will not happen. You will just sit back and before you know it prices in your area will be down 10-20% like we saw over 2011-2012, but with collapsing jobs now instead of increaing jobs back then , and about 8% to move on rates instead of 2.5% like now, we re running out of bubble tricks.

I have never denied that prices fell during 2004, 2005, 2008, or mid 2010 to mid 2012. In fact I have discussed these falls frequently.
If you believe I ever denied those falls, then please provide a link as evidence. Otherwise, we know this is just yet another one of your many tall tales.
i was all against negative gearing until i found out i can do it for my shares..in otherwords all the tax i paid for the last 12 months im getting back...so i love ng but what makes me wonder who in oz is actually paying tax???
These ever falling rates prove only one thing, the system is failing. Once you reach a certian threshold the debt is too large to ever repay and we have clearly passed this point now. The banks know it's over and are just trying to extract the last few gasps, trying to keep the wheels rolling just a little bit longer.
We are in for one massive global depression now, you can see it forming in every countries balance sheet. Get out of debt and amass some savings it is the only way to have a hope of surviving the worst of it.

Your chart shows a ramp up in price/income from May 09 to Sept 10, would you say the vacancy rate was the deciding factor at that time, or would you expect price/income to be over 10 before you would consider it 'frothy', or some combination of both?
Thanks for the ABS series. From the explanatory notes they still seem to be a measure of activity. I assume you estimate delivery times and extrapolate from activity.

Shares like property have allowable deductions, but unless you have leveraged your shares heavily I don't see how you would be negatively geared.
