The only cycle there ever was , was an ever increasing debt cycle, and using constantly evolving measures to keep increasing it.
The only problem now is that they have run out of measures to keep this debt increasing and this is the very reason house prices are collapsing around the world.
As far as investing in residential in most capitals, the banks have worked how to milk every last cent out of people by having rental returns not even cover interest rates after outgoings and yet somehow think there is any chance of sustaing growth in future.
The sheep are learning hard and fast now as too are the bulls.Watch how fast investors will start jumping ship in perth to start with. Property on market will surge. Rents will crash, already started in canberra, melbourne will follow perth. The market will be well spooked once the reports start coming out. Darwin will follow, Adelaide , Hobart , Brisbane and then finally Sideneyyyy. Building through the roof in all capitals, more rentals being pumped into the market at about the same velocity as people are losing their jobs.

House prices are not collapsing anywhere right now. It's pretty much one big global house price boom these days. Correction - it was nearly a decade ago in some cases! The USA crash began 2006 and had bottomed by 2009.
