If you go to 'update profile' under 'preferences' there's a drop down box where you can turn off guest posts, that way, if he want's you to see his posts, he has to register.

I noticed the forums a lot better recently and couldnt figure out what changed until I realised most of the idiot bull spruikers are MIA or not posting much any more.

Did they see the writing on the wall and run away before they have to face the music?
No, we are still here. Just busier looking around and doing due diligence for more good property buys country wide. So much opportunity.

Owning property is not that much of a big deal at all. Having sacrificed a lot to own a house, I can honesty say that the thrill wears off after about three months ..... If I were in the same situation as people today, I would look to buying a cheaper house in a growing area (outside Sydney) and renting it out while it appreciates in value. I would further improve its value - between renting to tenants - by making careful renovations/improvements that would only add value to the property .I would use this first house as a stepping stone to the house-in the location -that i ultimately desire .....
From what I've seen of the people in my area, they get themselves into way too much debt trying to pay for the dream. A lot of friends relationships have fallen apart due to the incredible strain these high debt levels have caused ...... Simple maths will reveal the interest on the loan required to buy a house in Sydney is crippling to all but the highest of earners -rendering the purchase of a house for most, as a questionable investment ...
As a last thought, even owning property and being debt free does not necessarily mean a lifestyle of carefree bliss, as available time to enjoy oneself then becomes the new ' big 'issue........

Yes, but I'm sure if a guest says something interesting, a member will quote them, then you can see what they've posted and you can join the conversation.
