Its quite obvious that you have no experience or idea what you are talking about. :re:

Any I have been involved in previously have been a one chance deal, and I did ask on this one if there would be a second shot and the answer was no - so submit your "best" offer.

Only a moron would play that game. Assuming you have (say) 5 offers, you have 5 purchasers bound to buy at the offered price. For each offer, you can (a) accept the offer, (b) reject the offer (c) do nothing (d) counteroffer.

To communicate to someone that their offer is too low and they have to raise it, you have to reject their offer and they are no longer on the hook.

If you suggest to someone where they should go, you have to counteroffer. Then you are on the hook to them and they are off the hook to you.

So you are either suggesting that the vendor reject all offers and go back to square 1, or make a counteroffer to everyone (which would be a truly moronic move since you have only one property to sell) or you make counteroffers one at a time. The last strategy doesn't work against a savvy purchaser because once you have a counteroffer you can sit on it for 4 days while all competing offers expire if you think you have competition. It's off the market to everyone except you until you accept, reject, or counteroffer. It's helpful to get communications in emails with timestamps.

Are you trying to tell us that you buy properties, with the standard "subject to inspection " clause
and when the inspection comes back with a list of faults you would just cop all that on the chin and wouldn't think of renegotiating the price down?
