It's Absolutely Fabulous if it includes brilliant locations, & high calibre tenants..what more does one want? Understand the power of the two "P"" or be financially challenged
Even better when there is family who are property mad and one is born in some entitlements.....Understand that beautiful women are the exhibitionists we crave attention, whilst hot blooded men are the voyeurs ... A stunning woman can command and takes pleasure in being noticed. Seems not too many understand what it means to hold and own props and get threatened by those who do.
Banks are considered to be law abiding and & rather boring places yeah not true . A bank balance sheet will show capital is dwarfed by their liabilities this means when a portions of loans is falling its problems for the bank.

So why do we invest in Australian housing and bid the prices up?

Are overseas markets perceived as riskier?

Is it currency risk, political risk, overinflated markets overseas as well as in Australia, lack of language to allow independent research?

Is it mainly a weight of money problem? Unspent income has to go somewhere and retirements have to be funded, even if only between actual retirement and the increased eligibility age for the pension!

Is it that negative real after tax (RAT) interest rates from long bonds are so often the case for those on high marginal rates of tax? Or the fear over the long term of inflation destroying the capital value of money based investments? Would tax free, inflation adjusted savings accounts provide an alternative?

Is it the incentive of the government contributing to your interest costs through negative gearing, while the tax on the capital gains is minimised by not selling until post retirement? And is gearing of shares in this way unattractive because the underlying assets of the company are already geared say 50% and the volatility of the value of shares renders you vulnerable to inconveniently timed margin calls.

Is it the simplicity of analysis – you borrow as much as the bank will lend and buy at the market price and after 25 years you own it. You just adjust your other spending as rates rise and fall.

For a couple with a very young family, buying a house for long term financial and geographic security seems quite reasonable, but why investment properties rather than eg global equities, or emerging markets equities? Is it lack of volatility? Tangibility?

For foreigners, maybe they are prepared to overpay, just to diversify their assets out of countries with relatively higher political/social risk? But we seem very willing to increase the eggs we have in the same basket.

Do both what? Once the house is paid off in three years I'll be investing in something else besides property. However, as a major investment it will be an excellent lifetime return
